Rental includes: living room, dining room, kitchen, guest bathroom, and balcony.This home is perfect for content creation, photoshoots, video shoots, small/medium sized gatherings, private dinners, marriage proposals, baby showers, and celebrations. Decorations of almost all kinds are welcomed (except glitters or small sparkles).AMENITIES & DETAILS:Parking
Parking is limited due to the downtown location so Uber and carpooling are strongly recommended. There is a parking lot across the street (on Martin and Wilmington) and several paid parking decks in very close proximity (about a 1-minute walk). Street parking is free after 6 PM on weekdays and free all day on weekends.Natural Light
Floor to ceiling windows. There are blinds, but the panoramic views are the main feature! The unit receives light throughout the day. Natural light cannot be fully blocked out.Sound
We are in the heart of downtown and certainly have ambient city noise. You can hear the train if the balcony door is open, and voices can be heard at times in the building hallway. At night, the white noise sounds like the ocean.Space Access
Crew access: Elevator, Freight Elevator, Stairs.Equipment loading: There is a loading dock for large equipment. Otherwise, you may use the regular entrance. A cart is available to help.Staging area: The guest bedroom can be rented for an additional cost to store items, or for talent to do hair and makeup.Off-limits: The master bedroom is off-limitsHOST RULES:OVERTIME: Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. The space must be vacated and all items removed by the end time of your booking.CLEANING / DAMAGES: Guests are expected to leave the space tidy. Guests must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Damages will be billed.FURNITURE: Please notify us in advance if you need to move furniture. You will need to bring something to protect the floor from being scratched.MISCELLANEOUS: No smoking, glitter, or confetti. No open flames, frying, or any cooking that will create a large amount of smoke.Allowed / Not Allowed

There is a Ring doorbell at the front door and cameras in the living room, dining room, and kitchen area. There are also cameras in the bedrooms to ensure guests do not enter. All cameras will remain active at all times.OPERATING HOURS
Monday - Sunday: 6:00 AM - 12:00 AMCANCELLATION POLICY
Guests may cancel their Booking until 90 days before the event start time and will receive a full refund. Guests may cancel between 90 days and 14 days before the event start time and receive a 50% refund. Cancellations submitted less than 14 days before the Event start time are not refundable.
